A Grant Deed is a common type of deed used in a few states, like California, to transfer real property from one person to another. The person making the transfer is called the Grantor. The person receiving the property is called Grantee. It is very similar to a General Warranty Deed which is used in many states. The Grant Deed provides for certain warranties about the property that is being conveyed through it. For example, that it has not been transfered to someone else already or that it is unencumbered. Title insurance makes the warranties provided in the Grant Deed of little significance. Grant Deeds might need to be notarized to be valid.
